Access Statement


The Swallows aims to cater for the needs of all our guests. Our home is a Georgian town house and we offer comfort at a high standard in very pleasant, peaceful and relaxed surroundings.

Covid statement

Please be rest assured, we take our guests health and well being very seriously and take all the necessary safety precautions in line with Government and PHE guidelines. This includes deep cleaning, sanitising, hand washing and social distancing. 


You will be sent a text or email a few days prior to arrival to welcome you to your anticipated stay and to discuss items such as parking, arrival times etc.

We are located at 11 Carlton Hill EX8 2AJ. 
The town centre is  less half a mile away and the seafront is approximately 300 yards down the hill.
Exmouth  railway station  is half a mile from the Swallows and personal pick up is available on request.

Arrival and car parking 

Please advise us of your anticipated time of arrival so that we can be sure we are here to welcome you.

There is car parking avaliable on site around the back of the property. On arrival, please ring 07572837257 and one of us will support you to park and to bring your luggage inside. Please note, due to acces and  tightness of space,  parking is only suitable for small to medium sized cars. There is local off street parking for larger sized vehicles. Please feel free to enquire further prior to booking. 
To ensure your accommodation is ready, check in time is 16:00 to 20:00 GMT. You are welcome to arrive earlier to drop off luggage, register, collect keys and go off and enjoy your day.

Main entrance 

The main entrance is at the front The Swallows B&B and a key is provided on arrival. 
There is a 6cm (approx. 2”) step from door to entrance hall. 

Dining room

The dining room is on the ground floor.
We cater for all dietary needs, we  kindly ask you to let us know what your needs are prior to arrival. 

Breakfast is served  between 0830 to 1000, earlier times are avaliable on request .


We have two  bedrooms , both on the first floor up a flights of stairs. 
All bedrooms are carpeted; with complementary drinks tray/tea making facilities, LCD televisions with Freeview and WIFI. 
En-suite facilities have non slip flooring.
There is no lift to access the bedrooms.
All bedrooms are accessed through two doors, width of doors are 79cm (approx. 31”) to all bedrooms. All beds are made with duvets and cotton throws, pillows and duvets are manmade fibres. Feather pillows are avliable on request . Blankets and sheets are also available on request. 


Bedroom 1
Is to the left on first floor (17 steps on well carpeted stairs with banister on left and hand rail on right ). This room has a double bed with access from both sides. En-suite facilities with walk in shower, wash basin and WC. This room has private use to an adjacent reading/ TV / quiet room. 

Bedroom 2
Is on first floor (17 steps on well carpeted stairs with banister on left and hand rail on right ) This room is a large twin bedded room with two divan beds and a comfortable seating area. En-suite facilities with walk in shower, wash basin and WC. 

Our aim is to provide you with a peaceful nights rest and we kindly ask that you respect others within the establishment to enable this to happen.


We have a pretty front garden as you enter our property with seating, which guests are welcome to use.

Additional Information

The Swallows is a non smoking establishment inside. You are welcome to smoke outside in the garden at the front if necessary. No pets allowed. Complementary Wi-Fi internet access is available throughout the house. Fire alarm system conforms with British Standard 5266. All public areas and bedrooms have fully automatic alarms with sounders which are interlinked throughout the building.
