The Swallows Guest House - Access Statement
Introduction
The Swallows aims to cater for the needs of all our guests. Our home is a late Georgian town house. We offer comfort at a high standard in very pleasant surroundings.
Pre-Arrival
We are located on a hill in a residential area.
The nearest shops are half a mile away.
Seafront is approximately 300 yards downhill.
The nearest railway station is Exmouth station one mile from The Swallows.
Given prior notice we can arrange to collect you from the station.
There are several local taxi companies; we can make bookings for you.

Arrival and car parking facilities
Please advise us of your anticipated time of arrival so that we can be sure we are here to welcome you.
Parking is on a level with the road. Kindly park in lane next to house or at rear of house on the gravelled parking bay. If unsure please enter house from the road by way of black wrought iron gates and ring the bell at the front door.
To ensure your accommodation is ready check in time is 14:00 to 19:00 GMT.
We offer assistance with luggage.
The level from parking area to house is level. The front path is 60ft long and 53in wide ( at narrowest part).
Main entrance
There is only one entrance to The Swallows. Kindly ring bell on right hand side of door.
There is a 2in step from door to entrance hall. The hall is carpeted and 39in wide. The main entrance and all public areas are carpeted.
Dining room
The dining room is on the ground floor and is fully carpeted.
We cater for vegetarians and with prior arrangement other dietary requirements.
Breakfast is served at 8:30 – 9:30 .
Tables have an under space of 24 inches and height of 28 inches.
All dining room furniture is movable.
Bedrooms
We have 5 bedrooms : 2 on the first floor and 3 on the second floor.
All bedrooms are carpeted; with tea making facilities, LCD televisions with Freeview and Teletext.
En-suite facilities have non slip flooring.
There is no lift to access the bedrooms.
All bedrooms are accessed through 2 doors, width of doors are 31in to all bedrooms. All beds are made with duvets and cotton throws, pillows and duvets are manmade fibres. Blankets and sheets available on request. We have no feather bedding.
Bedroom 1
Is to the left on first floor ( 17 steps on well carpeted stairs with banister on left and hand rail on right. This room has a 4ft 6in double bed with access from both sides. En-suite facilities with walk in shower, wash basin and WC.
Bedroom 2
Is on first floor ( 17 steps on well carpeted stairs with banister on left and hand rail on right. This room is a large twin bedded room with two divan beds and a comfortable seating area. En-suite facilities with walk in shower, wash basin and WC.
Bedroom 3
Is on the second floor ( 33 steps from the ground floor, on well carpeted stairs with banister on left hand side). This room has a 4ft 6in divan bed accessible from both sides. En-suite facilities with walk in shower, wash basin and WC.
Bedroom 4
Is on the second floor ( 33 steps from the ground floor, on well carpeted stairs with banister on left hand side). This is a twin bedded room with two divan beds accessible from both sides. En-suite facilities with walk in shower, wash basin and WC.
Bedroom 5
This is a compact room comprising of single bed, chest of drawers and a small wardrobe. This room has NO en-suite facilities does however benefit from its own private bathroom 19 steps down on half landing.
Garden
We have a pretty front garden as you enter our property, which guests are welcome to use. It has a bench by the bay window.

Breakfast is served at 8:30 – 9:30 in our dining room on the ground floor.
The Swallows is a non smoking establishment. Complementary Wi-Fi internet access is available throughout the house. Freeview LCD televisions in all bedrooms. Fire alarm system conforms with British Standard 5266. All public areas and bedrooms have fully automatic alarms with sounders which are interlinked throughout the building.
